EMERGENCY REPAIRS: to be dealt with within 24 hours. Code on database: ER
No lights/power. Exposed wires/dangerous electrical fittings. Water penetration to electrics. Serious roof leak or damage through water penetration. Badly leaking water/central heating pipes. Gas leaks. Broken glazing/glass where there is danger to life. External doors that are not secure.

ESSENTIAL REPAIRS: to deal with within 5 working days. Code: ESS
No staircase lighting. Over heating of switches/sockets or flickering lights. Broken/cracked WC pan. Leaking flush pipe. Blocked drain/waste pipe. Broken joint of WC pan or soil pipe. Faulty ball balves. Non-emergency roof leaks. Broken/missing sections of guttering/rain water pipes. Cooker problems. Loose banisters/balustrades/stair treads.

PRIORITY ONE REPAIRS: 15 working days. Code: 1
Non emergency glazing. External waste pipes. Refit of WHB. Waste trap problems. Faulty stop valve/drain off cok/tap. Extraction or ventilation probs. Hinges on internal doors. Rotten/defective flooring. Blocked gutters.

PRIORITY TWO REPAIRS: 30 working days. Code: 2
Bath panel/framework repairs. Loose kitchen worktops/units. WC seats. Replacement of WHB, Bath. Tiling/sealing. Pointing around doors & windows. Fixing of air bricks/vents. Flooring repairs. Adjustment of external doors/frames. Leading on roof. Internal plasterwork. Pointing on brickwork.
